i,m thinking of buying some land and transforming it into a private flying field /club with good amenaties ie toilets ,benches ,tea coffee making machines small kitchen and i was wondering if any body else is out there doing the same thing ? and if they are has it been a viable business ? what sort of rates would people be prepared to pay ,i would be interested to here any thoughts

I would be interested and willing to pay well. The commute would be prohibitive though......

Seriously, I would be willing to spend $5-700 to belong to a nice field. One thing you may consider is different levels of membership and privileges according to level. Weekday only permits, associate members and other ideas will help revenue IMO. Set up a number of slots for full membership as a target to make it worth it then sell the mix until you hit the mark. After that you can solicit feedback from the members on field load vs dues and adjust after a year.......... Just ideas.

I am looking for that as well. My wife and I are looking for a 30 acre piece, and 4 stall garage or more. I have the best wife ever. She is willing to live in a 1600 ft house in trade for land and the garages. That's better than 3000 ft, and living on top of your neighbor like so many do!

I have access to a private field that a friend of mine flys his full scale piper cub of of (1800ft runway). To be honest, I dont use it much as I dont find it fun to fly by myself unless a couple of my local clubs are tied up with events and I need to practice IMAC or something. I used to bring guests up there until one of them took it upon his own to go up there and say I gave him permission, and I almost lost the field completely. The site was on 400 acres, and there isnt a neighbor within 3/4 of a mile. If you have the means to own your own spot, I say do it. Just check out the surroundings before hand for current development and more importantly, future development. People love to move in next door, knowing full well whats there, and then complain about it after they get there. I have lost two full scale airports here in SE CT that way.
